[00:01:17] Hey ladies, welcome to another episode of Get Rich. This one's a bit of a different one. I'm actually gonna be sharing with you. A little bit about my story and why I started Ladies Finance Club and how it came to be. So it feels a little self-indulgent, but I've had quite a few people ask me if I would actually share.

[00:01:36] So I thought, why not? So this is it. I hope you enjoy it. And if you've got any questions, please reach out. [00:01:56] But yeah, let's dive into it. I don't know why I'm nervous. Okay, I'm doing this. I don't know why I'm nervous, but I'm just, what I wanted to do in today's episode was actually share my own story about how I was with money, my transformation. Well, still, it's still a work in progress, but it's a lot better than what it was.

[00:02:16] Very much so what kind of prompted me to start Ladies Finance Club, how that started, and then just some really practical things you can do if you're listening and you're like. Molly, I am like you. I am a financial hot mess. Help me. So, oh, where do we begin? Okay, let's start. Maybe like when I first started earning money, so I was working again for a bank in Queensland.

[00:02:43] It was my first job. I got out of the university and then at uni we are always broke, right? We are. Well, some of us are, and I would get my youth allowance from the government and I would spend it generally on going out. I was very fortunate that my parents were helping me with pay for my college, and then I was putting everything else on like hex.

[00:03:08] Anyway, so we were always just broke at college, and it was almost like a joke. I'd be like, oh, I'm so broke. I'm so broke. Like ordering the cheapest thing on the menu. And then I started working, got my first job for a bank. I would save no money. I saved no money during that whole period of like college, like I had this one girlfriend who's just like a great saver and she was always saving money, but I just never, my brain just didn't work that way, never.

[00:03:37] Occurred to me to ever save money at college, and so starting working in my corporate job, oh, you need corporate clues. Started spending money on clothes. Every time I got a paycheck, I would spend every single cent, because I was like, well, that's why I'm going out to work, right? I'm going out to work to earn money.

[00:03:56] You earn money so you can spend money. I had no concept that I could be building some serious financial foundations. And like also, no one told me to buy property. It just wasn't, I was like, wouldn't I'd never be able to afford property? If I look at what property prices were doing back then and what they've done now, I a hundred percent could have bought property if I'd been a good saver.

[00:04:18] It just wasn't in my vocab, but wasn't in my. Environment. No one my parents didn't talk to me about, even though they owned property, they didn't talk to me about buying property, and none of my friends were buying property. Like it just wasn't on the agenda, which I think for a lot of us in our early twenties, it's just not.

[00:04:37] But what I noticed was my mindset was still in that even though I was earning money, my mindset was still in that scarcity mindset of like, I'm broke, I'm broke, I'm broke. And so I would still order the cheapest thing on the menu. I would only buy clothes if they were on sale, and they generally weren't very good quality.

[00:04:55] And I was like this for the whole time. I worked corporate every paycheck, boom, texting the girls, let's go up for drinks. And if I looked at my bank statements, I could see exactly where my money was going. It was literally going on clothes going out. Yeah. Dinners and drinks and brunches. And then it wasn't until I decided that I wanted to go to London.

[00:05:21] And moved to London that I, for the first time, started saving a little bit. I was fortunate in the sense that I did life shares and I didn't quite get them, but I was still buying, I was putting a little bit of money aside for shares, prompted by my parents, which I'm grateful that. For them that they did that because that was literally the only savings I had.

[00:05:42] And I sold a bunch of, I think they were like a and Z shares to, um, help buy my ticket over to London. So let's fast forward. I am in London. I've got limited money. I do that whole three months of travel, get back to London, and it's like right time to find a job, a place to live. Make some friends, and the first job I got was I was earning again, like practically nothing.

[00:06:10] By the time I paid my rent, got food, the money was pretty much all gone. So once again, I was back in this paycheck to paycheck scarcity mindset. I'm so broke. Low yolo. How does anyone save money in this country? And this just kept happening and kept happening. So I went straight, even though I had a little bit of a period of good saving, I just went straight back into this situation of, um, paycheck to paycheck.

[00:06:37] And then I started working for a charity. And I loved the charity and what it stood for, but it was a bit of a toxic workplace, and I ended up leaving, which I think I got made redundant. And then I went back into finance, and for the first time in a very long time, I started earning a decent paycheck and I was actually able to save.

[00:07:05] For the first time in my life, and this is kind of was the start of where I was thinking I always wanted to have a business and I tried a number of different side hustles. I always think I was before my time because I wanted to do a dress sharing community called what? The frock. I bought the URLI got designs for the side turn up.

[00:07:25] All I really needed to do was an MVP to start, start a Facebook group. But I went too deep, too quickly, and then I was just like, you know what? I don't think I'm passionate enough about this. Then I started, this is really random, but I started, um, when I worked at the charity, we were working with ro like, um, a randan.

[00:07:43] Group and they were making these, we were raising money for this row under NA charity, and they had these beautiful baskets on one of their Facebook pages. So I reached out, I'm like, I love your baskets. They're like, thanks we make them. So then I ended up commiss getting them to make me a whole bunch.

[00:07:58] And then I would sell them in the UK on Etsy, all over the world. And people would pay, like I think I would pay like. $40 for the basket and the postage, which is a lot more than, oh, sorry, pounds, which is a lot more that they would get. And then I'd buy them gifts as well. I remember asking this community, I'm like, what do you guys want?

[00:08:14] And they're like, oh, we'd love raincoats for everyone. I was like, wow, okay. So that was great, but it was kind of a bit more of a, I guess, what do you call it, social enterprise and like a business and then. I would be rocking up to work with like 20 baskets that I'd have to post, you know, 20 baskets on the underground.

[00:08:33] It just wasn't that practical. And so, yes, uh, I digress. So I had tried lots of different business ideas, but then I was working at the bank and I was like, well, I'm working in a bank and I have no idea about money. Were women, sorry, I was working with, at the bank were also like super clueless about money.

[00:08:53] I remember this one girl. I'll change her name. Let's call her Jessica. She got a bonus and she was like, right, I'm gonna buy a designer handbag. And I just remember being like, out of interest, do you invest in the share market? She was like, no. I'm like, do you have like money from in case of an emergency?

[00:09:12] She was like, no. And I said, oh, do you own property? She said, no, but yeah, I'm thinking of buying this designer handbag. It's, you know, X hundred pounds. And I was just like. Surely this is like there's something better she could be doing with her money. And then I was on a date with this guy, Pete, and he was telling me how he was about to buy his second property.

[00:09:38] And he was definitely earning more than me, but he was only a few years in front of me. And like he was, it wasn't like he was in the nice way possible. I know P won never listened to this, but it's not like he was super duper smart. Like he was just like average guy, average job. I am sure he doesn't think he was average.

[00:09:55] But anyway, I was like, he can do it, why can't I? And that's probably when I started getting. Serious about educating myself with money. I started reading books and I was like, my girlfriends were talking about how they wanted to start a book club and my dad were used to be at an investment club with all his mates and they put in money every month and they'd decide what to invest money in.

[00:10:19] And I was like, do you know what? I wanna do that? I wanna start a money cub. But London's very transient. People are coming and going, so I was like, let's just make it like a money education club. So the first one was in my Clapham living room, and gosh, how many were there? There was, it was quite a good turnout because I'd messaged like my WhatsApp group, which had like about 15 of my girlfriends, and everyone was like, oh my God, yes.

[00:10:46] I know nothing about money. So, yeah. I was like, look, I'll organize some pizza. Prosecco. And a friend who works in finance, he was actually my roommate at the time, and he was like, okay, let's talk about, I think it was like shares and isis, which are like a tax efficient savings account in the uk. And our questions were so basic, we were like, you know, how does it work?

[00:11:09] Like how do we access it? Like what's a share? And I was. Really in like in that moment, like we had so many questions. We had so much to ask. I was like, this is really interesting. There's something in this. And then girlfriend started messaging me afterwards being like, Hey, I missed that money night you're doing, but I know nothing about money.

[00:11:30] Are you gonna do it again? And so I thought, well, actually I'm, I was doing events, marketing, branding, or actually it was marketing and events at the bank, and I was like, I've got all the skills to put an event, so why don't I just find a venue, find a speaker, see who wants to come along, try and sell some tickets.

[00:11:49] Just put together like some platters. And so I found this coworking space. I found this great speaker, Lisa Conway Hughes, who's still a good friend to this day. And it sold out. We had like 80 women show up and I was like, this is interesting, like, and I made it really fun. I made it really like engaging. I got everyone chatting with each other and it was really clear like, and what was interesting was like most of the women in the room worked in finance, but it was really clear that we just had.

[00:12:19] Very little understanding about financial literacy, like the level was so low, and these are women earning really good money. These are women in their thirties, forties, fifties. And I was like, right. I felt this real, like, I've gotta do something about this. And so I started running more events in London, but I wanted to make them really fun, so I did.

[00:12:40] Budget like a boss and get me out of here. And you know, girls, just girls just wanna have funds, which was my investing series. I did. And then I found other corporates to come on board and they would sponsor. But that's just kind of what it was for the first kind of year or two. 'cause I was still working full-time at this stage.

[00:13:00] And then I moved jobs and I started earning really good money. In a consulting role for like the ASIC version in the uk and it meant I could drop back to three days and spend two days on my business. I also got a business coach, Robbie Swifton, and he really helped me just work out what do I wanna do?

[00:13:21] And I was like, all I knew was every morning when I hopped on the daily commute, I knew that was not gonna be me forever. I was like, I'm not put on this planet. To work for a bank and make rich people richer. My sense of purpose was like, I was like, I need to be doing something more. And I just hated that daily commute.

[00:13:42] And I'd listen to this podcast back then, it's not around anymore, but it was called Screw the 9 2 0 5. And it'd be like, are you on your daily commute? Looking around being like, I'm trapped in the rat race. I was like, oh my God. Yes. So, and then I started going to entrepreneur conferences. Started listening to podcasts, reading different books, connecting and networking, and that's kind of where Ladies Finance Club started.

[00:14:06] And then I connected with Lisa Kama Hughes, who was an amazing financial advisor in London. And we started running a podcast. And this is so funny because we were doing podcasting when podcasting was just beginning. And I checked our stats one day and I think we'd had like a hundred thousand downloads.

[00:14:22] And I was like, oh. That's nothing. And now I look at back on that and being like, what the hell? That is huge. Like we would've been one of the top. Female finance, we would've been one of the top, if not the top female finance podcasts at that time in the uk. Anyway, I digress. So then while I was learning and putting on these events, I was applying all that knowledge to my life.

[00:14:45] So I was growing my emergency fund, I was building my share portfolio. I was just understanding the world of finance. And what I noticed was a lot of the people I was working with and experts. They were really good at, I guess, complicating finance, like they were so into it. So I'd be like, could we just say this instead?

[00:15:07] And they'd be like, oh yeah, that works. So then I guess this is where the um, I should put a little trigger warning in 'cause it does get a little bit. I am gonna be mentioning cancer here. Um, but my, it was 2019 and I, no, 2018 and I get a call from my sister. And my sister is Brian Benjamin. Um, she's amazing.

[00:15:31] She's my best friend. She's 18 months older than me. I have a twin sister as well, who's. Based in Canberra, but Bri was in Sydney at this time working for Mama Mia at the Women's Network, headed up by Mia Freeman, the also Mia Freeman. And she was like, Hey Mo, um, do you have time to chat? And so I called her back and mom was on the line with her as well.

[00:15:51] And I was like, that's a little strange. Mom's there, 'cause we're from Queensland originally. Mom, mom should have been on the Gold Coast. And so she tells me they've seen a specialist and what they thought was a virus was in fact stage four, blood cancer. And I, yeah, I was actually walking to work and, um, mum's like, and we've called your best friend Claire, so she's gonna come over to your house right now and meet you there.

[00:16:15] So I turned around, I was only like five minutes from home, turned around and Claire came and met me because Briny is my best friend. Like, we're so close. And I was just like, it just shatters your world. And as you would know if you've had to receive or even make that phone, call yourself. Thinking you never wanna hear the C word.

[00:16:32] And like her little voice broke and she was like, I'm gonna lose all my hair. And I was just like, oh my God. Like I'm, I need to be there for her. And so I very quickly was able to organize. I was going home anyway for Christmas, but I was very, I was able to organize a flight home a little bit earlier and be there for the day.

[00:16:54] She started, um, her egg freezing and then chemotherapy. But I always say this because I had by that point, gone on top of my finances. I'd built my emergency fund. I was much more in control of my money. I wasn't this anxious, hot financial mess of just spend, spend, spend. I see something I wanted. I buy it.

[00:17:16] I was able to afford a flight, get over there, didn't have to worry about taking time off. Work and I could be there for my sister when she needed me the most. And that's the thing I think I'm most passionate about for women. It's that control you have over your life. And it might not be a medical emergency.

[00:17:34] Maybe it's trying to leave a relationship 'cause it's turned toxical. Leave a job because your boss is a cycle. But whatever it is, I want all women to have that control over their life and that's what money does. So went over and. Yeah, was there for the egg freezing and then the chemotherapy and she started chemo on Christmas Eve, which I always used to joke, wait to ruin Christmas briny.

[00:18:02] But she was an amazing trooper throughout it all. She actually wrote a bestselling book about her experience, A really practical guide for people going through a tough time called, life is Tough, but so are you. I mean, yeah, I know. She's amazing. And it's helped like thousands and or tens of thousands of people who've had cancer.

[00:18:20] Anyway, I got back to Australia, so after B was in remission. So although cancer was gone, we were so lucky they just caught it in time. But actually just on that note, 'cause you never know who's listening. The warning signs for her were night sweats. She lost a lot of weight and she was absolutely exhausted, like could barely get out of bed, and they were literally the only kind of sign she had.

[00:18:44] So. She always says, if you don't feel like you are feeling right, keep investigating. Keep investigating. 'cause she'd gone to multiple, multiple doctors and she was told she had like a stress disorder and they were about to send her to a stress like counselor, which is crazy. So you know your body and you are the only one who should listen to your body.

[00:19:04] But that actually brings in another side note of finance, a little finance lesson here. So first one is emergency fund. You need to have that three months worth of expenses as a minimum in a high interest fee free bank account. And the second one is I want you to check your insurance says, make sure you have income protection insurance.

[00:19:21] Now, generally, if you have it in your super, it's not gonna be enough. We work with this amazing woman, Trish Gregory, she's and a couple of others as well. Fantastic insurance brokers. So if you want, I'll pop her link in the show notes and just connect with Trish and make sure you check your insurances.

[00:19:39] So there's four main ones. There's life insurance, TPD, um, total permanent disability. There's critical illness and there is, so life insurance should be called death insurance, income protection, TPD and critical illness. You don't need them all, but you definitely need a couple of them. So have a chat with Trish and see what you actually need.

[00:19:57] Okay, so this is going a lot longer than I thought, so thank you for if you're still listening. I got back to London and was like, I need to be with my sister. She was in remission. And what is quite interesting with cancer remission survivors is a lot of them experience really bad chronic fatigue. 50, I think it was like 50% of the ones, um, have had blood cancer experience, chronic fatigue.

[00:20:20] So then she was just. Exhausted couldn't get out of bed. And, and she writes about it in her book, which I highly recommend. As I said, life is tough. So you by Brian Benjamin, she goes like, when you are going through treatment, everyone's there, everyone wants to know how you are. But afterwards it's like, oh, yay, you're better now.

[00:20:37] And it kind of like everything just stops. But that's when. People need you the most. They need your support the most. So then I flew. I actually was like, no, I need to come back home to Australia. Which was good timing really. 'cause that's when a few months later, COVID was about to break out. But I got back to Australia and I was like, right, what am I gonna do?

[00:20:59] Well, guess what? People don't really know much about financial education in Australia either. So I started running events. I was doing some freelancing on the side. And again, corporate workshops so companies would start reaching out. So we were doing corporate workshops in the UK and Australia, we still do.

[00:21:15] And then I was like, right, I'll put on some events. They went really well, but it was just building up the network again and the marketing. And I didn't really have a product I was selling, it was more just like getting some people on board to sponsor so I could put these events on. And that's when I met Dale Beaumont.

[00:21:33] I didn't seen him speak at a entrepreneur's conference I went to in London. His. My business mentor and just like the biggest legend of a man. And so I went along to one of his like free business sessions and I was like, okay, I need to join whatever he's selling 'cause he knows what he's doing. And then he really helped me start Ladies Finance Club, the online membership.

[00:21:54] 'cause I was like, I just wanna have a club where women can come. Together online we can support one another. We can have ongoing education resources, and that is Ladies Finance Club and that's still Ladies Finance Club that I run today. And it's, I love it so much. I love all the women in it. I love hearing their goals.

[00:22:11] I love seeing them kick their goals. I love the 90 day action plans. It's just, it's the best. So that's when that part of the business started. And then. Things just started in motion. We would start getting big companies like Google Reach out and be like, can you do corporate workshops with us? It's like, absolutely, um, restarted back the podcast.

[00:22:32] But I did put that back on hold for a while because I, it just got too busy and then, yeah, it just continued. We were really lucky during COVID Vanguard. Wanted to do like a partnership together. So we did a course which had over like 2000 people attend, and it was all about like how to get started in investing.

[00:22:52] And I meet women all the time who did that and who were part of it. That's so many learnings between that moment like that, that COVID time where I was working it all out. And where we are at today. I would knock on so many doors and just get no, no nos. And now it's very much the, it's the opposite now when I'm trying to knock on doors or people are like, oh, ladies, finance club.

[00:23:14] So that's always nice. So I was really fortunate. A publisher reached out and I got a book deal and I wrote, girls Just Wanna Have Funds. It was about a few days before that the guy I was seeing at the time broke up with me because I was making him feel. Anxious, which is so funny when you think about that.

[00:23:33] So I had this book coming out. I was on all these media outlets, A, B, C, channel nine, and then I was actually quite heartbroken through the whole process and I decided at 35 I was gonna freeze my eggs. And so I very publicly froze my eggs and I'm very encouraging of all women to do that as well. And then.

[00:23:54] I was on a LFC webinar and I was like, it was one on how to buy property with 50 k. And um, I was like, oh my God, I can actually buy property. So I reached out to an amazing mortgage broker. We work with Grace Bo. I realized that I could afford a property, which was a big surprise. 'cause although I was talking the talk, I wasn't actually walking the walk when it came to property.

[00:24:17] And so. I used a buyer's agent 'cause I'm a big advocate for buyer's agents because I don't know anything about buying property. I know the process, but I don't know how to actually buy property, what to look for, what area. And so I got Tim Graham, who's a buyer's agent, who I love working with. [00:24:41] A fantastic buyer's agent and he was like, right, this area in Queensland is booming. At the time it was Toowoomba. He's like, let's find you a property there. Found me this great property. So I started rent vesting. So I live where I live in Bondi and then I was renting that property out and um, what I saw was in a year and a half, it went up over like 120 k.

[00:25:04] I was so fortunate. Again, that's what happens when you use professionals and I don't rely on my. Parents or friends. And because this property went up so much, it meant I could buy another property. So by the time I was about half, like, I know, six months into that property purchase, I then met someone. I didn't think it was gonna happen.

[00:25:26] I wasn't, I mean, I, I wanted, I wanted it to happen. I was, you know, doing the manifesting, keeping really positive about it. But yeah. Uh. Yeah, I just wasn't sure if it was, if I was gonna meet someone, I'd gone on these dates and the guys were nice, but just not, not enough for what I was looking for. So I met my partner and things just moved very quickly within a year.

[00:25:49] Um, we were pregnant, um, moved in together, and then I bought my second property and I did that by myself. And I wanted to keep that very separate because I also wanted to be a role model to be like, you know, I run a business. I am self-employed. I'm a, for most of it, I was a single woman and I can do it by myself.

[00:26:10] So it was all my own money with that one. So that was a nice, proud moment. And I should have said as well, with my very first property, I like to be super transparent about this. I only needed a 10% deposit 'cause my family went as guarantor. So my parents have a property that they'd fully paid off, so they guaranteed their home, which just meant, um, if I can't pay the loan, they would pay some of it.

[00:26:31] And so 90,000 of my overall loan was guaranteed against their house. Obviously very quickly. I got them offered as soon as I could, so it just meant I only needed 10%, not 20%, which was such a help to get onto the property ladder. Anyway, that kind of brings me back to today. So now I am planning my maternity leave, but I'm always looking at how can we make Ladies Finance club bigger and better.

[00:26:59] We do a lot of free and paid sessions, so we have our online property summit coming up in November. So if you haven't registered for that and you wanna buy property, I highly recommend you check that out. But just some other tips I wanna leave you with is if you haven't done your will, make sure you get your will done.

So we are still creating Ladies Finance Club. We're still building it. Um, we have our membership. We do a heap of corporate workshops still. So we're also launching a new platform which connects Aussie women looking for financial experts with female financial experts.

[00:27:41] These are women in my network who I absolutely adore, love, know, they're so good at what they do, but it's really hard. When you're trying to find a financial advisor to know who can I actually trust? Or a mortgage broker, you're like, which one should I go to? There's so many out there. So what we've done is vetted a whole bunch of estate planners, mortgage brokers.

[00:27:59] Insurance brokers, and then you can connect directly with them. So that is gonna be coming out live very soon, which is gonna be super exciting.
